Inspecting

Our team ensures every unit is rent-ready for tenants on move in. Prior to move in, all smoke and carbon monoxide detectors are tested in the building. Inspections are done mid-lease to ensure compliance of the lease.

Marketing

We put marketing efforts at the top of list. Innovative and forward thinking, our agents work around the clock to ensure your listing is advertised across a multitude of websites and signage is created to promote on site.

Showings

We take showings seriously. With quality video tours of properties, to professional live showings, the WNC team is well rounded with experience in taking property showings to the next level.

Screening

Potential residents are screened by WNC through a comprehensive application process, including credit and criminal background checks, employment verification and rental/mortgage payment history.

Signing

All leasing documents are executed in accordance with Leases & Addenda by the Texas Association of Realtors. Our team works to secure rents and deposits, then moving on to providing the new tenant information on their new property.

Collecting

Our team serves as the point of contact for any and all resident questions, concerns and requests—like those unpleasant midnight repair and maintenance calls. All maintenance requests must be submitted in writing to the property manager.

Renewing

Avoiding constant and costly turnover is our goal. We work to retain tenants through new and innovative perks as incentives, and proactively engage with residents who have leases ending in the near future, for renewals.

Moving

When a tenant chooses to move on, we work to process official records of notices, and inform the tenant on moving procedures. We then conduct walk-throughs of the property, and manage any deposit expenditures.

Reporting

We bring a 24/7 client portal to the table featuring detailed information on accounting, maintenance reports, and detailed monthly summaries. In addition, we are in contact with the property manager on a regular basis.
